Apellas Vendor Voice Post - Market Conditions
Spars on Slap Match from Builders, Others Weigh In

boxing_squirrel Stresses from the nationwide real estate market conditions have spared on a campaign of attacks from the builders among others with in the last couple of weeks. This week a few items were found that point out the smack talk being dished out at a pace that would make boxing match promoter Don King proud.

Yesterday Table Talk With Apella featured a Fox News report titled Housing Still Weighing on Economy (see clip below) that shows clearly the current view of the National Association of Home Builders (NAHB) as well as many other builders toward the appraiser. While the builders are not the first to step up to the boxing style promo podium others that have been voicing views, positions and directed shots include appraisers, lenders, real estate sales and even appraisal management companies (AMC?s). At least it cannot be said that there is a lack of contenders poising for top verbal title belts.

 

?Beefs? have been called out from appraisers against the HVCC and AMC?s, real estate agents joining in against HVCC, AMC?s and appraisers, builders against appraisers and lenders and even AMC?s against builders. This should be a great title match season to say the least regardless of how sad it has become.

Appraisal Management Company and Waltham Massachusetts based Pro-Teck issued a letter defending against the massive wave of negative press and not so nice smack spoke in the direction of valuation companies AKA AMC?s. Per report posted today by Valuation Review titled Valuation Company Defends the Use of AMCs Pro-Teck took advantage of the ring to promote their features and show some of their fancy footwork. While it must be disclosed that Apella is an AMC and therefore a competitor of Pro-Teck to some degree, as a company there are some shared views.

Even the large trade groups have become in brawled stepping up to the podium to throw out some verbal taunting namely the National Association of Realtors (NAR). NAR spoke out against the HVCC, requested a reprieve on the policy, backed a bill doing so and in a move aimed at lenders opened up a credit union to supply loans on new purchases? a direct smack to the face of lenders at weigh in, following a NAR campaign a couple of years ago to keep lenders out of the real estate business (it should be noted that this too has been revisited within the last few months by NAR to Congress).

Not to be out done in ring side showery and following a recent not so stable alliance with the NAR, trade group The Appraisal Institute has done its own pushing industry podium smack talk. The Appraisal Institute pitched in relation to HVCC and a successful ?new membership drive numbers? that if true, is substantial weigh in numbers in light of appraisers leaving the business in record droves, at least based on a few state reports.

Per yet another report from Valuation Review today titled Appraisal Institute Hires New Director of Communications, it appears that the trade group is hitting the training regiment in PR hard and with great dedication. While the Appraisal Institute is a Heavy Weight and sports gloves packed with cash and makes its home in Chicago it trains mostly out of burrows of Washington D.C. The newest cash kid is a former Clinton administration communications aide by the name of Ken Chitester. While the item notes that Mr. Chiesters rank with the Appraisal Institute will be to ?expand internal and external communications activities?. This new move may have been very well learned from the blogger. At least it may seem to be as the item stresses that the Appraisal Institute has come to terms with something that Apella has based its business model on? ?Increase awareness, promote understanding and communicate the value of appraisers, the appraisal profession? and of course the Appraisal Institute too. While the writer of this post wonders is this move by the trade group based on the rise of appraisal bloggers or the more pressing bad press of recent. Either way, it is clear that there is a one two punch in the story somewhere? may just have to go back to the replay tapes to see it.

For some there is a thought process that performance in the ring is the front show for a bigger play. Bloodhound blog item posted today by Greg Swann titled Rotarian Socialism in action: Taking lessons from the Nar and the NAMB, Wal-Mart is using compulsory health insurance as a weapon to destroy its smaller competitors clearly and timely shows the relation to all the smack talk being dished out in the real estate industries. There is always an agenda just as there is an ?in the ring strategy?.

In the war of words and public relations it is easy to get lost and disillusioned, in the game of boxing the best way to win is simply not to get hit.

boxing cartoon For appraisers and others the bigger picture has to be viewed. There are advantages and places for AMC?s, HVCC is not good for all AMC?s just the same as for appraisers and all AMC?s are not created equally. Builders must come to terms just as the automotive industry has and that much of the problem is based on one word? inventory. Builders must take that stance that in a PR campaign that the consumer should be exposed to education of the process and not mudslinging. In order to do such things the builders may need to become educated to the appraisal process in their own right. Builders need to spend PR on educating the consumer that they often are the developer, the sale rep, the mortgagor and that enticements are not part of the value of the structure in the eyes of the lender. Trade groups should be promoting the profession even in times when clear of bad press and should step up to innovation in communications rather leaving the burden on the small business member that makes up their ranks? it is what dues paid to the trade group is for.

In the mean time, while all the podium weigh ins and showery may make for some great press time and entertainment, the end results for the industries is that very little benefits are reaped in the end. The real estate industries must spend their resources in monitoring their trade groups, reducing regulations while putting in place consumer safe guards, improving on the education and training of their members and promoting the worth of the industry. From these types of policies true respect from the consumer will be gained. In the end the consumer really does serve to be the greatest of fan base that pays the ring side ticket price and supplies the title purse.
